Location

The land plot for the creation of the “Burshtyn” industrial park is located in the west of Ukraine, within the city of Burshtyn, Ivano-Frankivsk region, in the northern part, within the industrial zone (the “Pasovyshche” tract).

The plot is situated along the N 09 highway “Mukacheve-Ivano-Frankivsk-Rogatin-Lviv,” 91 km from Lviv and 44 km from the administrative center, Ivano-Frankivsk. The highway, with a total length of 422 km, passes through the territories of the Lviv, Ivano-Frankivsk, and Zakarpattia regions, connecting the city with famous Carpathian resort areas, including the “Bukovel” tourist complex. The land plot for the industrial park is not contaminated, has a flat terrain, and is free of buildings. The land will be offered to potential investors (future park participants) under long-term lease or land ownership transfer agreements.

Burshtyn is a freight-passenger railway station of the Lviv Railway. The station is located on the Lviv-Ivano-Frankivsk line, 44 km from Ivano-Frankivsk. The nearest terminal for unloading hopper-type wagons for bulk cargo is located at the Burshtyn Thermal Power Plant, which has its own railway branch.

Project features, development concept

With a total area of 20.4535 hectares, the industrial park area can be divided into 11 separate plots, depending on the needs of potential participants.

The preliminary master plan has shown the possibility of building up to 106,002 square meters of various buildings, including industrial, warehouse, administrative, technical, and other types of facilities.

Most of these buildings are planned to be used for placing various manufacturing enterprises. The plots closer to the city will be used for warehouses, while the frontage will have a truck parking area and a service-office facility.

The creation of the “Burshtyn” industrial park will enable the concentration of industrial production on limited areas outside the residential, historical, cultural, and recreational zones of the city. It will include the detailed development of the allocated land through the construction of modern high-tech environmentally clean industrial enterprises based on the principles of sustainable development, circular economy approaches, and resource-efficient production. This will be supported by the establishment of a production-industrial complex with developed engineering and transportation infrastructure, warehouse, and administrative buildings.

At the same time, to support the innovative development directions of the industry, the industrial park will also promote scientific and technical activities, as well as information and electronic communications (providing a platform for the development of advanced information and telecommunications technologies, nanotechnologies, and electronics production). Combined logistics will be an adjacent area, represented by separate business entities that are not participants of the industrial park. An important aspect is education – colleges and local and national universities will be able to create educational and practical branches, where students can not only study but also combine learning with work at local high-tech modern enterprises located within the industrial park.

Sublease of a land plot for construction

We offer for lease (from the initiator) / sublease (from the management company) a land plot for the future construction of your facility. We are also ready to provide additional services for project design and construction support.

The terms of lease / sublease and the cost of maintenance services (security, cleaning, technical maintenance of utilities) will be determined individually, based on the request from the potential participant.
