Location

Geography. Drohobych is located 90 km southwest of the regional center – Lviv. Drohobych – Kyiv = 623 km. Drohobych – Ivano-Frankivsk = 127 km. Drohobych – Ternopil = 213 km. Drohobych – Vinnytsia = 417 km.

Logistics. The Chernivtsi – Nyzhankovychi highway and the Stryi – Sambir railway pass through the city, as well as regional roads: Drohobych – Mostyska, Pisochne – Skhidnytsia, Drohobych – Dovholuka, Komarne – Drohobych.

Availability of the Drohobych airfield. The airfield’s runway has an asphalt-concrete surface measuring 900×21 m. All “light aviation” aircraft can arrive and land here. The total area of ​​the airfield is over 2.3 hectares, designed for flights of aircraft weighing up to 10 tons. Distance to Lviv Airport = 76 km.

Proximity to the border with the Republic of Poland and the Slovak Republic. Poland: Mostyska – Przemyśl = 81 km., Smilnytsia – Krościenko = 78 km., Kraków – Korców = 108 km., Hrushiv – Budomierz = 117 km. Slovakia: Ublja – Maly Berezny = 207 km.

Developed territory. The territory of the territorial community is home to a number of existing (in some stagnation) small, medium and large industrial enterprises in the mining, woodworking, machine-building, petrochemical and other processing industries.

Project features, development concept

The initiator of the creation of the industrial park carried out a preliminary development of the architectural concept of the park, taking into account the existing technical characteristics of the site, the approximate size of industrial and other facilities in the future may be 27,925 sq. m. The industrial site is irregular in shape. There are buildings on the territory that will be reconstructed. After reconstruction and construction, four new single-story industrial buildings will operate on the territory of the park, two buildings for SMEs, four-story after reconstruction. Two new single-story warehouse buildings. The two-story administrative building is new. At the entrance from the eastern side of the park, a three-story administrative building for the management company will be located and a checkpoint (Security) next to it. A concrete node is located in the northeast. In the southwest, a fire tank, a pumping station, a diesel generator, and a transformer substation are located nearby. Solar power plants will be installed on the roofs of industrial buildings.

Asphalt concrete roads for road transport will be reconstructed and built on the territory of the site. There is also a railway branch on the territory of the site, which will be reconstructed for further use. The facade houses an administrative building and an industrial building, which overlook the highway, where there are public transport stops, which is convenient for workers. There is a reservoir in the southern part of the site. Each building and building will have its own entrance, which is convenient and beneficial for participants, as they will be able to move freely around the park.

This makes it possible to flexibly plan the development process of the industrial park. Almost every building will have a parking area for trucks and cars.

The administrative buildings will house offices, conference rooms, hostels, showrooms, co-working spaces, canteens, and cafes. Pumping stations, fire tanks, electrical substations and other technical facilities will be located on the territory of certain technical zones.

The site has industrial buildings with flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can develop separately from other parts of the park. This makes it possible to approach the implementation plan for the construction of sections and buildings of the park very flexibly.

Ready to rent or sell ready-made facilities. More than 6 thousand sq. m. of industrial, warehouse and commercial facilities have already been built on the territory of the industrial park.

The terms of lease or sale and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of a potential participant.

The owner of the industrial park is ready to carry out reconstruction or repair of premises according to the technical specifications of a potential participant.

Sublease of a land plot for construction
