Location

Ivano-Frankivsk region is located in the geographical center of Europe, in the southwest of Ukraine, at the junction of two large natural and geographical units – the East European Plain and the Eastern Carpathians.

The Kalush community is located in the foothills of the Carpathians, on the banks of one of the cleanest rivers in Europe – Limnytsia. At a distance of 150-300 km from the community lie the borders of four states: Poland, Slovakia, Hungary and Romania, which provides easy access to European railways, roads and air routes. The Kalush community is an attractive logistics center of the southwestern region of Ukraine, taking into account its extensive automobile and railway infrastructure.

The land plot measuring 19.8035 ha consists of two adjacent land plots located in the industrial zone of the city of Kalush, which was formed in Soviet times. The land plot is surrounded by various operating and non-operating factories and other enterprises. Relative to the city center, the industrial zone is located on the outskirts of Kalush.

The land plot is very well located in terms of transport accessibility. The nearest national highway T1419, which goes from Kalush to Lviv, is 8.6 km away, and the international highway H-10, which goes to Ivano-Frankivsk, is 12.3 km away.

The site itself adjoins an industrial road that leads to a highway that leads to another highway, one direction of which goes to the highway to Lviv, and the other to the city of Kalush.

Two operating railway lines pass on both sides of the site. One of them is actively operated by a neighboring plant.

From the point of view of public transport access, the central entrance to the industrial zone has a terminal stop for minibuses and service buses that bring employees of operating plants. There is also a public transport stop on the main route, where buses and minibuses of routes that pass nearby stop.

Project features, development concept

The development plan of the industrial park provides for the placement of a production and warehouse complex with buildings and structures, the project plans to leave the adjacent territories unchanged. The project defines a system of roads, proposes their routing taking into account existing conditions and regulatory requirements.

According to the previously developed master plan, it is planned to build:

  • Industrial facilities – 6 pcs., total area 54,720 sq.m.;
  • Warehouse facilities – 7 pcs., total area 17,280 sq.m.;
  • Administrative and service facilities – 2 pcs., total area 5,760 sq.m.;
  • Technical buildings and premises with a total area of ​​up to 800 sq.m.

It should be noted that the functional division between industrial and warehouse facilities is conditional. It is planned to build universal industrial boxes that can be used both for industrial enterprises and for warehouses. Industrial workshops will have flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can develop separately from other parts of the park. This allows for a very flexible approach to planning the construction of the park buildings.

Closer to the main entrances, administrative and service buildings will be located. Two administrative buildings will be universal in nature. They will house such functions as office space, co-working, conference rooms, hostels, a dining room, a market, and resident showrooms.

A sump for trucks and parking for personal vehicles will be organized near the service building. The building itself is planned to house a service station, car wash, cafe, motel, showers, restrooms, first aid station, etc.

Lease / sublease of a land plot for construction

We provide for lease (from the initiator) / sublease (from the management company) a land plot for the future construction of your facility. We are ready to provide additional design and construction support services.

The terms of lease / sublease and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, upon request from the potential participant.
