The MA’RYZHANY Industrial Park will occupy part of the territory of the former Volodar-Volynskyi Flax Mill, which actually ceased its activities over 18 years ago, in 2005.
The largest cities are Zhytomyr, Berdychiv, Zvyahel and Korosten, which can provide the necessary infrastructure and support for the development of the MA’RYZHANY Industrial Park.
The Zhytomyr region has an important geographical location and developed transport infrastructure, which includes international, national and regional highways, railway lines and airports, which makes it a convenient place to locate the MA’RYZHANY Industrial Park.
International highways:
- Kyiv – Chop (M-06): Length 223.8 km, providing direct connection with Western Europe.
- Kyiv – Kovel – Yagodyn (M-07): Length 166.3 km, connecting with the western borders of Ukraine.
- Zhytomyr – Mogilev-Podilskyi (M-21): Length 59.9 km, important for communication with the southern regions.
National highway:
- Zhytomyr – Chernivtsi (N-03): Length 91.4 km, provides communication with the southwestern regions of Ukraine.
Regional highways:
- P-02, P-18, P-28, P-31, P-32, P-49, which provide communication with surrounding regions and simplify logistics within the region.
Railway transport:
- Double-track electrified railway lines: Zdolbuniv-Kyiv and Korosten-Kyiv, with intensive train traffic.

Project features, development concept
The functional purpose of the industrial park is aimed at processing technical hemp. and creating a hemp cluster, so it is important to properly design the park’s territory. The development plan of the industrial park can be adjusted based on the wishes and needs of potential participants, who will be able to independently build their own production and administrative premises, as well as use ready-made premises or those built for the appropriate needs by the initiator and management company.
It will also be necessary to take into account objective factors, such as the intensity and direction of the Russian war against Ukraine, changes to legislation, the situation in major export markets, and the possibilities of transit of finished products.
The development of the territory is planned to be gradual, starting from the main highway. After the infrastructural preparation of the site, the reconstruction of existing facilities and design will begin with the subsequent construction of new real estate, industrial, and warehouse facilities.
The industrial park provides stable access to raw materials, minimizing logistics costs. Shared infrastructure optimizes costs, and tax breaks reduce the cost of purchasing production equipment. Thanks to cooperation, we create hemp products with high added value, deepening production processes.
The development plan of the industrial park provides for the creation of more than 750 new jobs. The operation of such a park will stimulate local farmers to grow industrial hemp, which in the future will have a direct impact on reducing the carbon footprint in the region.
