The plots on which the industrial park “YADRO INDUSTRI” is planned to be located are located in the industrial district of the city of Drohobych, which was formed in Soviet times. Despite the short distance from the main districts and the city center, this industrial zone is located on the outskirts, practically on the northern border of the city.
The location of the city of Drohobych and the plots is characterized as very convenient and attractive. The city of Drohobych is located at the intersection of several international and local routes. It stands on the roads leading from Kyiv and Lviv to the Chop and Shehyni international crossings.

Highway T 1415 is a highway of territorial significance in the Lviv region. It passes through the territory of Yavoriv, Sambir and Drohobych districts via Mostyska – Sambir – Boryslav. The total length is 67.2 km.
Motorway T 1418 is a regional highway in the Lviv region, connecting the village of Nyzhankovychi with the city of Stryi.
Motorway T 1418 connects two highways – the international E 50 and the national H 13.
Motorway E50 begins on the border with Slovakia at the Uzhhorod checkpoint, Zakarpattia region. Then it coincides with the international highway M08, M06 (Uzhhorod – Mukachevo – Drohobych), M30 (Drohobych – Ternopil – Dnipro – Donetsk – Debaltseve) and M03 (Debaltseve – Dovzhanske section). It passes through the territory of Lviv and Zakarpattia regions.
Also, the convenient location of the sites is confirmed by the fact that the sites are practically adjacent to the railway, which runs along the sites and partially enters the territory of the industrial park. In today’s conditions, when new land supply routes to Europe are being created, this is a very big advantage for any participants and logistics operators. The railway track belongs to the Lviv Railway.
Near the sites there is a public transport stop, where minibuses (minibuses) stop. The route connects the location under consideration with other areas of the city.

Project features, development concept
The development plan for the industrial park territory provides for the placement of a production and warehouse complex with buildings and structures of class IV-V of sanitary classification on the land plot, the project plans to leave the adjacent territories unchanged.
The key specialization of the industrial park is glass processing and the production of building materials.
All sanitary and protective distances to adjacent territories have been maintained. The project defines a system of roads, proposes their routing taking into account existing conditions and regulatory requirements.
The total land allocation area is 10.0036 hectares, which allows for the prospective development of up to 44.3 thousand m² in accordance with the geometric and technological capabilities of the site.
In plan, the development area represents plots of land of elongated irregular shape. The geometric shape of the plots makes it possible to develop the plots and optimize the location of the complex in terms of the composition of the main buildings and structures with the alignment of the main axes of the buildings.
The plot will house industrial buildings with flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can develop separately from other parts of the park. This makes it possible to approach the implementation plan for the construction of the park’s plots and buildings very flexibly.

Ready-made facilities are ready to be leased. More than 8.5 thousand sq. m. of industrial, warehouse and commercial facilities have already been built on the territory of the industrial park.

The owner of the industrial park is ready to carry out reconstruction or repair of premises according to the technical specifications of a potential participant.
