The land plot is located in the Zakarpattia region, Mukachevo district, in the city of Svalyava. The land plot of the industrial park with an area of 10.0278 hectares consists of two adjacent land plots, which are located in the industrial zone of the city of Svalyava, which was formed back in Soviet times. The land plot is surrounded by various operating and non-operating factories and other enterprises. Relative to the city center, the industrial zone is located on the outskirts of the city of Svalyava.
The land plot is very well located in terms of transport accessibility. The nearest international highway M-06 is 3 km. along the highway. Highway M 06 is a highway of international importance on the territory of Ukraine, Kyiv-Chop (state border with Hungary). Passes through the territory of Kyiv, Zhytomyr, Rivne, Lviv, and Zakarpattia regions. It coincides with part of the European road route E40 (Calais-Brussels-Krakow-Kyiv-Volgograd-Tashkent-Almaty — Ridder); in the territory of Lviv and Zakarpattia regions – E50 (Brest (France) – Paris – Prague – Uzhgorod – Donetsk -— Rostov-on-Don – Makhachkala); in the territory of Zakarpattia region – E573 (Pyushpekladan – Debrecen – Nyíregyháza – Chop — Uzhgorod). Part of European transport corridors No. 3 and No. 5. It begins in Kyiv, through Korostyshiv, passes through Zhytomyr, Zvyahel, Korets, Rivne, Brody, Lviv, Stryi, Skole, Svalyava, Mukachevo, Uzhgorod, and ends at the Chop checkpoint. In Hungary it continues as a motorway.
The site itself adjoins the road (Taras Shevchenko Street), which leads to the T-07 and M-06 highways, and a railway line runs along the other side of the site.

Project features, development concept
The initiator of the creation of the industrial park was the development of a preliminary architectural concept for the industrial park. Taking into account the existing technical characteristics of the site and easements, the approximate size of future industrial and other facilities may be 57,622 sq.m.
The development plan of the industrial park provides for the placement of a production and warehouse complex with buildings and structures, the project plans to leave the adjacent territories unchanged.
It is planned to place a platform for loading and unloading raw materials and finished products near the iron branch. It is planned to place logistics and sorting facilities and warehouses next to the iron branch.
It should be noted that the functional division between industrial and warehouse facilities is conditional. It is planned to build universal industrial boxes that can be used both for industrial enterprises and for warehouses.
Industrial workshops will have flexible internal zoning. Administrative buildings will be universal in nature. They will accommodate such functions as office space, co-working, conference rooms, hostels, a dining room, and resident showrooms.
The composition of the ENERGY GROUP industrial park will be formed taking into account the priority of placement of enterprises in such industries as:

- Forming and processing of sheet glass
- Manufacture of building metal structures and parts of structures
- Manufacture of metal doors and windows
- Manufacture of other building materials
- Scientific and technical activities
