Project features, development concept
The development of the industrial park involves the planned placement of a complex of production and warehouse buildings, as well as construction. The project provides for a system of driveways and access roads, taking into account existing conditions and standards.
The functional division into industrial and warehouse areas is conditional. The plans for the development of the industrial park include the construction of universal industrial boxes that can be used both for industrial enterprises and for warehouse use. Industrial workshops will have flexible internal zoning. In large premises, zoning will be possible according to the participants’ own needs, taking into account the number of users who will work there at certain hours. Roads will be connected to all buildings, which will allow them to develop and work separately from other participants in the park. This will be an advantage, as it allows for flexible planning of the construction of the industrial park buildings.
It is also planned to build several industrial and warehouse facilities for small and medium-sized businesses. This type of building is called Light Industry Box (LIB).
Since the beginning of the military aggression, thousands of enterprises of various sizes and specializations have been forced to scale down production. Some of them have managed to relocate, while some are still looking for places where they can expand their production. According to official statistics, about 60% of those enterprises whose businesses need to be restored are representatives of small and medium-sized businesses. They need a fairly small area to organize their enterprises, from 250 to 1000 sq.m.
With the advent of preferences and the popularization of industrial parks, hundreds of small and medium-sized businesses have become actively interested in locating their enterprises in industrial parks.
Two three-story administrative buildings will be located in the front part of the park. A 24 MW electrical substation will also be located next to them. Future buildings will be able to accommodate various companies that can form industrial clusters in various areas of production of goods and provision of services. Next to each building there will be a parking lot for vehicles of participants and their clients. Pumping substations, fire tanks, and other stations necessary for the high-quality work of the park participants will be located in the technical zones. There will definitely be control points on the territory of the park, garages for technical transport of the management company, video surveillance along the entire perimeter of the park. For the safety of everyone who will work on the territory of the industrial park, several bomb shelters will be built.
