The land plot is located in the Zakarpattia region, Mukachevo district, in the city of Svalyava. The main advantage of the park’s location is its close proximity to the Ukraine-EU border and nearby international highways.
The land plots are municipal property of the Svalyava City Council, Zakarpattia region, and are under long-term lease by the initiator.
The land plots are situated in the industrial zone of Svalyava, established during the Soviet era. This area was part of the former timber processing plant, which has been inactive for over 10 years. The plots are surrounded by various active and inactive factories and other enterprises. The industrial zone is located on the outskirts of Svalyava, relative to the city center.
The land plot has an irregular shape, with one side adjacent to an industrial asphalt road and the other side bordering an active railway track.
Transport accessibility
The land plot is very well located in terms of transport accessibility. It is 3 km away from the nearest international highway M-06. The M-06 highway is an international road in Ukraine, connecting Kyiv to Chop (the state border with Hungary).
The plot itself adjoins a road (Taras Shevchenko Street), which connects to the T-07 and M-06 highways. On the other side of the plot, there is a railway line.
The area is located just 500 meters from the Svalyava customs. The local road leading to the plot is in good condition. In terms of public transport access, there is a bus stop for minibuses and service buses at the main entrance to the industrial zone.

Project features, development concept
The preliminary master plan shows the possibility of constructing up to 42,833 square meters of various buildings, including industrial, warehouse, administrative, technical, and others.
The project envisions the potential reconstruction of existing buildings and the construction of new production, warehouse buildings, and facilities of classes II-III-IV-V of harmfulness, as well as logistics infrastructure objects with the necessary engineering infrastructure.
It is planned to place a platform near the railway line for the unloading and loading of raw materials and finished products. It should be noted that the functional distribution between industrial and warehouse objects is conditional and will be finalized during the project implementation process.
The functional designation of the industrial park will be clarified during the park’s development. It is expected that the workers will have housing in the city of Svalyava and the Mukachevo district. According to the current urban planning documentation, the area is not within the boundaries of protected zones for national and local architectural monuments or protected landscape zones. There are no above-ground cultural heritage objects within the industrial park area.
The industrial workshops will have flexible internal zoning. The administrative buildings will be of a universal nature, housing functions such as office spaces, coworking areas, conference rooms, hostels, a cafeteria, and showrooms for the park’s residents.
