Location

Two land plots with a total area of ​​61.4661 hectares are located in the Transcarpathian region, Tyachiv district, Tyachiv city, Lazivska street

Given the shortage of high-quality industrial sites in the region, this plot is a good place to increase the industrial potential of the Transcarpathian region.

The plot is located in the North-East of the city of Tyachiv, practically next to the state border with Romania. The Tyachivets River flows through the site.

To the west, at a distance of 150 meters, is the border of the city of Tyachiv, where the city industrial zone is located on the side of the site.

A railway and highway H09 run alongside it – a national highway that passes through the Zakarpattia, Ivano-Frankivsk and Lviv regions. Highway H09 begins in the city of Mukachevo, and passes through Khust, Tyachiv, Rakhiv, Yasinya, Yablunytskyi Pass, Yaremche, Nadvirna, Ivano-Frankivsk, Halych, Burshtyn, Rohatyn, Bibrka and ends in Lviv.

A local highway runs along the northern side of the site.

The railway line that runs next to the site belongs to the Lviv Railway, which is an important component of the unified transport system of western Ukraine and an important part of the national railway transport. The peculiarity and advantage of the railway is that it is located on the border of the western part of Ukraine.

Project features, development concept

The previously developed master plan showed the possibility of building up to 210,624 sq.m. various buildings: industrial, warehouse, administrative and service, technical, etc.

The development of the industrial park involves the planned placement of a complex of production and warehouse buildings, as well as the construction of a large glass production plant and a waste processing plant. The project provides for a system of roads and access roads, taking into account existing conditions and standards.

The project provides for the construction of the following buildings and structures: 

  • A complex of industrial and warehouse facilities of a glass production plant;
  • Industrial buildings and structures;
  • Waste recycling plant;
  • Office and residential buildings and structures;
  • Warehouse buildings;
  • Technical water wells;
  • Fire tanks;
  • Fire fighting pumping stations;
  • Domestic wastewater treatment plants;
  • Storage tanks;
  • Storage sewage treatment plants;
  • Rainwater storage tank;
  • Transformer substations;
  • Unloading area and truck parking area;
  • Railway branches;
  • Temporary storage of passenger cars.

One ​​of the key “anchor” residents is planned to be the first plant in Ukraine for the production of flat glass (UKRGLASS Corporation).

Other enterprises will be located in other areas of the industrial park. In these zones, the functional division into industrial and warehouse areas will be conditional. The universal industrial boxes that will be built can be used both for industrial enterprises and for warehouse use. Industrial workshops will have flexible internal zoning. This means that inside each box there will be an opportunity to make zoning for your own needs. Each industrial box will have a supply road and will be able to develop separately from other parts of the park. This will provide an opportunity to plan the construction of the park buildings very flexibly.

We lease (from the initiator) / sublease (from the management company) a land plot for the future construction of your facility. We are ready to provide additional design and construction support services.

The terms of the lease / sublease and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of the potential participant.
