Location

The land plot is located in the industrial outskirts of the city of Krasyliv, Khmelnytskyi region. This territory is part of the industrial area, which borders the Krasyliv Machine-Building Plant. Today, several old warehouse and other buildings remain there.

The land plot is very well located in terms of transport accessibility. It is 2 kilometers to the territorial highway T2314, and 11 kilometers to the national highway H-03.

Highway N-03 (Zhytomyr — Chernivtsi) is a national highway in Ukraine.

It passes through the territory of Zhytomyr, Khmelnytskyi and Chernivtsi regions; starts in Zhytomyr, passes through Chudniv, Lyubar, Starokostyantyniv, Khmelnytskyi, Yarmolyntsi, Dunaivtsi, Kamianets-Podilskyi, Khotyn and ends in the city of Chernivtsi.

Autoroute T 2314 (old designation: R-110) is a territorial highway in Ukraine, along the route Teofipol — Krasyliv — Sushki.

It passes through the territory of Teofipol and Krasyliv districts of Khmelnytskyi region. The highway begins in the village of Teofipol on highway P48, passes through the settlements of Teofipolsky and Krasylivsky districts, and ends in the village of Sushky on highway H03.

The existing Krasyliv railway station is located 3.5 km away. from the site.

Project features, development concept

The warehouse of the industrial park “KRASYLIV TECHNOPORT” will be formed as an industrial cluster for metalworking and manufacturing of metal products.

This specialization was formed due to the already existing concentration of enterprises in a similar field nearby. Therefore, when placing new enterprises of this specialization, industrial synergy and industrial symbiosis will be created, which will be a great advantage for all residents and will be qualitatively reflected in the cost of finished products that will be produced by enterprises located in the park. The initiator and the management company will implement a program to attract residents of this profile.

Given the existing technical characteristics of the site, the approximate size of future industrial and other facilities may be 33,984 sq. m.

Part of these areas is the reconstruction of two existing warehouse buildings, which are planned to be left for future operation as warehouses.

The development plan of the industrial park provides for the placement of a production and warehouse complex, the project plans to leave the adjacent territories unchanged. The project defines a system of access routes, proposes their routing taking into account existing conditions and regulatory requirements.

Ready-made facilities are ready to be leased. More than 2.7 thousand sq. m. of industrial, warehouse and commercial facilities have already been built on the territory of the industrial park.

The terms of lease or sale and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of a potential participant.

The owner of the industrial park is ready to carry out reconstruction or repair of premises according to the technical specifications of a potential participant.

Sublease of a land plot for construction
