The plot has two frontal adjacencies to the Kyiv-Odessa highway. On all other sides, the plot is surrounded by rural lands. Within a kilometer on three sides there are several settlements – Putrivka, Zdorivka, Kalynivka, Bahryn.
The plot has a frontal adjacency to the Kyiv-Odesa highway (E95). Therefore, car access to the plot from both sides is very convenient from both directions of traffic.

The development site is well located in terms of road and strategic access. The distance to the border of Kyiv from the site is approximately 22 km in the north, to Odessa approximately 440 km in the south.
The road is in good condition, three lanes in each direction. In the north, the site borders a local road that leads from the village of Putrivka to the village of Kalynivka.

Project features, development concept
The master plan of the industrial park provides for the placement on the land plot: a production and warehouse complex with buildings and structures, the project intends to leave the adjacent territories unchanged. The project defines a system of passages, proposes their routing taking into account existing conditions and regulatory requirements.
The production and warehouse buildings that are planned to be placed within the design territory belong to the IV-V hazard class, with a sanitary protection zone of 50-100m. from the object. All sanitary protection distances to adjacent territories are maintained.
The main purpose and format of the designed complex is an industrial business park.
The total area of the site is 23.4048 hectares, which allows for the prospective development of up to 94,297 thousand m² in accordance with the geometric and technological capabilities of the site.
The designed park consists of fourteen buildings of various functional purposes and several related and technical buildings:
- Industrial buildings – 9 pcs.
- Warehouse complexes – 3 pcs.
- Administrative and office – 2 pcs.
- Technical zone – 3 pcs.
There will be nine industrial buildings with flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can develop separately from other parts of the park. This allows for a very flexible approach to the implementation plan for the construction of the park’s sections and buildings.
Warehouse buildings will be located on the front sides of the park, with their own logistics and parking for trucks. This will also create the opportunity to flexibly develop each section separately from the others. This area will also have its own separate entrances from adjacent roads and highways.
The office part is located in the front part of the park. It consists of two office buildings (one one-story and one three-story), with guest parking and a recreation area. In addition to office space, it is planned to accommodate various business infrastructure facilities – conference rooms, a hostel, cafes, dining rooms, co-working areas.

For an investor or enterprise that wants to independently develop its business on the territory of the industrial park, the owner of the industrial park offers to consider the possibility of selling plots of the industrial park.
The terms of sale and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of a potential participant.
Construction to order and rental of finished premises
Ready to build the necessary real estate object at your own expense according to your technical specifications. In the future, the plot is leased / subleased, and the built real estate object is leased (optionally with the right to buy).
