Two land plots with a total area of 10 hectares are located in the Odessa region, Podilskyi district, Kuyalnytska rural community, Borschi village, Lisova street 1-A.
This territory is the industrial territory of the enterprise “PIVDENTEHGAZ”, which is located in the North-East of the Borschi village.
The R33 highway – Vinnytsia – Turbiv – Haisyn – Balta – Velyka Mykhailivka / M-16 – passes near the site. The R33 highway is a regional highway in Ukraine. It ends near the international checkpoint Kuchurgan on the border with the Republic of Moldova in the Odessa region.
The land plot has an almost regular shape, a railway and auxiliary roads pass next to the plot. The plot is fenced, as it is the territory of the enterprise. Several railway tracks enter the territory of the plot.
The land plot of the industrial park is located almost near the Borshchi station, so there are existing access tracks, which advantageously allocate it for the future placement of participating investors.

The population of the Odessa region is 2,351,392 people.
The population of the Kuyalnytsia community is 21,900 people.
Project features, development concept
The development plan of the industrial park provides for the organization of a production and warehouse complex, the project plans to leave the adjacent territories unchanged. The project defines a system of access routes, proposes their routing taking into account existing roads, routes and railway branches, as well as regulatory requirements.
The project envisages the development of the following buildings and structures:
- industrial buildings and structures;
- office and residential buildings and structures;
- warehouse buildings;
- fire tanks and fire pumping stations;
- rainwater treatment plants;
- transformer substations;
- unloading areas and truck parking areas;
- a place for temporary storage of passenger cars.
Part of the area is the reconstruction of existing warehouse buildings, which are planned to be left for future use as warehouses.
The development plan of the industrial park provides for the placement of a production and warehouse complex. The adjacent territories are planned to be left unchanged.
The functional division into industrial and warehouse areas is conditional. The plans for the development of the industrial park include the construction of universal industrial boxes that can be used both for industrial enterprises and for warehouse use. Industrial workshops will have flexible internal zoning. Inside each box, it will be possible to carry out zoning according to your own needs, that is, taking into account the number of users who will be there during working hours. Each industrial box will have a supply road and will be able to develop separately from other parts of the park. This will provide an opportunity to plan the construction of the park buildings very flexibly.

Ready-made facilities are ready to be leased. More than 9 thousand sq.m. of industrial, warehouse and commercial facilities have already been built on the territory of the industrial park.
The terms of lease or sale and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of a potential participant.
The owner of the facilities is ready to carry out reconstruction or repair of premises according to the technical specifications of the potential participant.
