The plots are located in the Volyn region, Kovel district, outside the settlements, near the city of Kovel, these are the lands of the Lublynetsk settlement community.
The plots are located to the west of the city of Kovel at a distance of 5 km, as well as at a distance of 7 km from the village of Cherkasy. The village of Lublynets is located at a distance of 3 km from the plots.
The plots are irregularly shaped, free from development, overgrown with grass, coniferous and deciduous trees and self-seeding. The European route E373 runs along the territory of Poland, Ukraine, from Kyiv through Korosten, Sarny, Kovel, the international checkpoint Yagodyn-Dorohusk, Chełm, Pyaski to Lublin. In Ukraine, it coincides with the M07 road, this highway has two lanes in each direction. The common name is “Warsawka”. In Poland, the E373 route is part of the S12 route. Almost on the border with the land plot is the Fasty railway stop – a passenger railway stop of the Rivne Directorate of the Lviv Railway.

Project features, development concept
According to the master plan of the industrial park, the construction of innovative industrial complexes that combine production and environmental standards to promote sustainable modern development is envisaged. The initiator of the creation of the industrial park “LYUBLYNETS” has previously designed an architectural concept. Taking into account the technical characteristics of the site, the approximate area of future buildings will be 136,718 sq. m.
The land plot of the future park consists of two adjacent plots. The shape of the general land plot is irregular. An asphalt concrete road runs along the facade of the site from the north. There is an opportunity to build seven entrances to the park from three sides, which is a significant advantage for the delivery of raw materials and the export of finished products. Four industrial buildings of various sizes are located in the facade. Four more industrial buildings are located next to them, two of them are located to the west. In the middle of the land plot there are five warehouse buildings of various sizes, single-story. Two four-story administrative buildings are also located along the facade next to the service station and truck parking. Since the railway line approaches the site, the construction of a locomotive depot is planned from the southern side. A power station is located in the eastern-southern part of the site, and another parking lot for trucks is located nearby.
