Location

The land plot has a favorable geographical location and is located in the industrial part of the city in the Zavodsky microdistrict. The location of the land plot in the industrial zone of the city and the presence of electricity, water supply and sewage networks nearby, the possibility of restoring gas supply is of great importance for the economic development of the territory.

The city of Oleksandria, which is the administrative center of the Oleksandria territorial community, is located in the central part of Ukraine and is located 75 km northeast of the city of Kropyvnytskyi, in the steppe zone, at the confluence of two rivers – Ingulets and Berezovka.

It has a favorable geographical location – the intersection of two main highways and two railways.

  • 2 railway stations – Oleksandriya and Korolivka stations – 16 km, Korystivka junction station (Pryyutivska AH) – 12 km from the city;

Project features, development concept

Given the existing restrictions of the industrial area and the existing buildings that will be reconstructed, a preliminary master plan for the industrial park was developed. According to it, it is planned to create 75,457 sq.m of industrial and other areas.

The site contains industrial buildings with flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can be developed separately from other parts of the park. This makes it possible to approach the implementation plan for the construction of sections and buildings of the park very flexibly.

The structure of the industrial node of the industrial park will be built taking into account the functional and technological specifics of production processes, the requirements of the principles of the Industry 4.0 system, the nature of raw materials and finished products and their transportation, the relationships of individual units of the complex – service areas, engineering and technological communications and structures, which constitutes a single complex of rational zoning of the territory.

The optimal placement of buildings and structures on the territory of the industrial complex, taking into account urban planning and natural and climatic conditions, will be ensured by a rational transport scheme of the industrial park, ensuring safety measures and the organization of workplaces, the movement of people and the efficiency of land use.

The initiator of the creation of the industrial park is allowed to accept proposals for the placement of enterprises of various types of industry, provided that such a proposal meets the requirements for the participants of the industrial park.

Ready to lease or sell ready-made objects. More than 75 thousand sq.m. have already been built on the territory of the industrial park. industrial, warehouse and commercial facilities.

The terms of lease or sale and the amount of payment for services (security, cleaning, maintenance of communications) are formed individually, at the request of a potential participant.

The owner of the industrial park is ready to carry out reconstruction or repair of premises according to the technical specifications of a potential participant.

Sublease of a land plot for construction
