The land plots are located between the villages of Nerubayske and Velyka Balka, in the Odessa district, Odessa region. The land plot is located to the west of the village of Velyka Balka, at a distance of 350 meters to its extreme point. The village of Nerubayske is located 2.1 km away, and the village of Dachne is located 7.7 km away.
The plot has direct access to the international highway M-05 connecting Odessa with Kyiv.
The plot is located less than 20 km from Odessa Airport, Odessa Port and Odessa Railway Station. It is connected to all these facilities by a direct road. In addition to roads, the Odesa Railway passes through the territory of the community. The Usatove intermediate railway station is located on the territory of the community, in the village of Usatove.

Project features, development concept
The necessary complex of engineering and technical structures for the full functioning of the facilities is fully located within the design area.
It is planned to place the following facilities with their own engineering support system:
- 9 one-story industrial buildings of various sizes;
- 2 one-story warehouse buildings for SMEs;
- 4 warehouse buildings;
- 2 four-story administrative buildings.
Engineering structures will be above-ground and underground. The permissible percentage of development is 60%. The minimum area of landscaping, both total and near each building, is not less than 10% of the area of the site.
The land plot has a regular rectangular shape. On the western side, on the first (facade) line of the site, there are two one-story industrial buildings for SMEs, between them there are two four-story administrative buildings, as well as two parking lots for motor vehicles. On the second line of the site, there are four one-story warehouse buildings for SMEs. Behind them, on the third, fourth and fifth lines, there are one-story industrial buildings of different areas. The site is surrounded by roads on all sides, which allows free movement of cars of participants and visitors.
