The development site is well located in terms of road and strategic access, located directly next to the main Zhytomyr highway (M-06 / E40). To Kyiv from the site is approximately 30 km. in the eastern direction, to Zhytomyr approximately 90 km. in the western direction.
Transport communication with the district center – the town of Makariv and the regional center – the city of Kyiv is carried out along the state highway M-06 Kyiv-Chop. Transport connections with the village of Kolonshchyna are carried out along the local highway, which is connected to the M-06 highway.
The site has a frontage to the Kyiv – Zhytomyr highway (E40). Therefore, car access to the site from both sides is very convenient from both directions of traffic. At the nearest intersection there is an underpass that provides pedestrian access from both sides of the highway. The quality of the access roads is high, the roads are equipped with night lighting. The road forms an organized transport hub to the southeast, from where a local road connects to the north side of the highway and simultaneously provides access to a gas station. Then another local road connection from the interchange passes under the highway and connects to the south side of the highway.

Project features, development concept
Production and warehouse buildings that are planned to be placed within the design territory belong to the IV-V hazard class, with a sanitary protection zone of 50-100 m. from the object. All sanitary and protective distances to adjacent territories have been maintained.
The main purpose and format of the designed complex is an industrial business park.
The total land allocation area is 48.5352 hectares, which allows for the prospective development of up to 203 thousand m² in accordance with the geometric and technological capabilities of the site.
In plan, the development territory is a plot of land of approximately triangular shape. The geometric shape of the site allows for the gradual development of the site and to optimize the location of the complex in terms of the composition of the main buildings and structures with the combination of the main axes of the buildings.
The designed park will consist of twelve buildings of various functional purposes and several related and technical buildings:
- Industrial and production – 5 pcs.;
- Warehouse – 4 pcs.;
- Office and residential – 3 pcs.
Industrial facilities occupy 44% of the complex’s territory. It will house five industrial buildings with flexible internal zoning. This means that any layout can be made inside each building for any number of users within the volume of each building. Each building with a supply road can develop separately from other parts of the park. This makes it possible to approach the implementation plan for the construction of sections and buildings of the park very flexibly.
Warehouse buildings will be located on the front sides of the park, with separate logistics and parking for trucks. This type of buildings will occupy 51% of the park’s territory. This will also create the opportunity to flexibly develop each plot separately from the others. This zone will also have its own separate entrances from adjacent roads and highways.
Office and residential buildings occupy 5% of the territory. The office part is located in the middle of the complex. This location is due to several reasons:
- Flexibility of use;
- Creation of guest parking lots in the middle of the complex;
- Convenience for office workers in accessing the workplace.
This part consists of three-story office buildings, spacious guest parking and a recreation area. In addition to office space, it is planned to accommodate various business infrastructure facilities – conference rooms, a hostel, cafes, dining rooms, co-working areas.

For an investor or enterprise that wants to independently develop its business on the territory of the industrial park, the owner of the industrial park offers to consider the possibility of selling plots of the industrial park.
